Husregler & lejebetingelser for gæsteværelserne beliggende på Ingrid Marievej 13 st. th. 2500 Valby
1. Beskrivelse af gæsteværelser
Der er i alt 4 gæsteværelser. 3 stk. 2 personer og 1 stk. 3 personer. I hvert værelse er der stol, knagerække, spejl, bænk og lampe.
The common area contains: Hallway with kitchenette with sink and cupboards for cleaning supplies, Corridor to bathroom and toilet with sink, mirror and coat rack, Toilet with craft mirror and coat rack, Bathroom with coat rack.
The rooms are located: Ingrid Marievej 13, st. th. 2500 Valby. The owner and lessor of the rooms are: Grundejerforeningen Grønttorvet.
2. Purpose
The purpose of these house rules is to make the use of Grundejerforeningen Grønttorvet's guest rooms as pleasant as possible, and to ensure that the guest rooms always appear neat and tidy both before and after use.
The house rules apply to all members of the landowner association and their residents (tenants, owners, etc.). See point 4.
3. Use
The purpose of the guest rooms is to provide the members of the landowner association and their residents with the framework to have overnight guests visiting on a rental basis. The landowner association's Community Manager manages the rental and gives permission for the booking of the guest rooms.
The rooms are for overnight stays and shorter stays. visit to residents on Grønttorvet. The rooms are thus not equipped with either a TV, music system, desk or the like. There is preferably no refrigerator or kitchen equipment of any kind.
Smoking is strictly prohibited in and around the guest rooms. Smoking in outdoor common areas around the common room is not permitted. It is the tenant's responsibility that this is complied with. Animals are not allowed in the guest rooms.
It is not permitted to use the common areas in and around Spirea Hus - neither outdoor areas, roof terraces nor greenhouses. All guests are advised to stay with the host and only use the rooms for short stays and overnight stays.
4. Who can rent
The guest accommodation can only be rented to residents of the following properties: only to them and their guests.
The guest accommodation may not be rented on behalf of a third party.

If you move out of the landowner association, the booking will be canceled and the rent will be refunded - Contact the Community Manager for a refund of the entire rent including deposit.
5. Rent
If you wish to rent a guest room, the reservation must be made using the booking calendar. The booking cannot be made via email or in person.
The guest rooms can be rented all days of the week.
Earnings for the guest room are at the earliest 14 and check-out is at 12
The booking must be made no later than 5 days before the start of the rental. So that a booking from Monday at 14 to Tuesday at 12 must be done on Thursday at 14 the week before. This is for the sake of the administrative processing and generation of the personal code.
If the tenant wishes to cancel the booking of the guest accommodation, this must be done by contacting the Community Manager .
Cancellation of booking must be done as soon as possible, and no later than 14 days before the start of the rental period.
The rent and deposit will be refunded as soon as possible, expected within 1.5 months.
In the event of non-cancellation, the rent will not be refunded.
The rooms are rented on a specific date, which then applies from 14 until the following day at 12.
NOTE: It is only allowed to book 7 days at a time.
6. Payment
Rent and deposit are paid via card payment. Refunds of rent and deposit are made directly back to the same card. It is not possible to get a refund to another account or to pay by cash or by bank transfer.
The rental price is stated when booking.
The deposit is returned in whole or in part, depending on any deficiencies or damages that must be covered. The deposit is not refunded in case of violation of house rules due to the additional administrative processing.
7. Keys and fixtures
Access to the guest rooms is done digitally with a provided personal code. The code works for all rooms booked in the period in question - Thus, a code can work for several rooms at the same time if there is a need to rent several rooms at the same time.
Any deficiencies regarding the room - including cleaning must be reported to the Community Manager at the start of the rental by email - preferably with photos attached.
The tenant or the tenant's guest must bring:
• Soap, towels and bed linen.
If the code system does not work as expected, the tenant must contact the Community Manager . The Landowners' Association does not replace accommodation elsewhere if the access system does not work and the tenant cannot gain access to the room, but will of course refund the rent.
8. Cleaning and tidying
The normal cleaning is carried out by a cleaning company and the rooms are not cleaned after the end of the stay, but after a closer interval.
THEREFORE BE SURE TO LEAVE THE ROOM AS YOU WANT TO RECEIVE IT AND FOLLOW THE CLEANING CHECKLIST:
- The beds must be made
- Waste must be taken with you and disposed of in a waste collection system
- There must be good ventilation and the windows must then be closed
- The heat must be set to a maximum of 20 degrees
- The floor must be swept and washed
9. Music and behavior
Guests must show consideration for neighbors and residents in the area. No parties or social gatherings of any kind are allowed in the rooms.
It is not allowed to play music at any time and conversations must take place at a subdued level so as not to disturb other guests
If noise or behavior is complained about by other residents, the tenant is responsible for the necessary consideration being shown and the deposit can be withdrawn cf. 6. It is the tenant's responsibility that guests comply with the house rules.
The tenant of the guest rooms must comply with any order from the Owners' Association. The tenant is responsible and liable for damages for damages that may be caused as a result of the behavior of the guests concerned and their own behavior. Damages that occur must be reported to the Community Manager as soon as possible.
10. Waste
Disposal of waste from the rooms must be emptied into the waste suction located in the yard.
House rules & rental conditions for the common rooms at Grønttorvet

- Friday-Sunday: 10am-5pm
- Dahlia House - max 30 people
- Prepared kitchen for heating and preparing food, stove/hob, oven, fridge/freezer and dishwasher
- Opening hours:
- Monday-Thursday 8am-10pm
- Friday-Sunday: 10am-5pm
- Rhododendron House - max 30 people
- Kitchen with electric kettle, coffee machine, fridge and dishwasher.
- Opening hours:
- Monday-Thursday 8am-10pm
- Friday-Sunday: 10am-5pm
- The shed in Grønttorvsparken (only access with key provided by the Community Manager)
- Water and socket inside and outside
- Opening hours:
- Monday-Thursday 8am-8pm
- Friday-Sunday: 10am-5pm
There are tables, chairs and various services in the premises.
Please note that there are no tablecloths, dish cloths, tea towels, towels, paper towels, tinfoil, baking paper and the like - bring this yourself.
2. General
The premises can be booked every day via the online platform.
To be a borrower of the premises, you must be a resident of Grønttorvet and of legal age.
Activities in the common rooms must be open to, and announced to, residents of Grønttorvet.
The premises may not be used for commercial purposes.
The premises can be used for events or activities/clubs with a user fee. See the “Rental amount” section for terms.
Clubs/activities that want one or more fixed weekly times can book six months ahead at a time.
Teachers/speakers and the like may be booked from outside, but it must always be a resident of Grønttorvet who is in charge of the activity.
3. Private events
The common rooms may not be used for private/closed events or parties.
In connection with private events, please refer to Plads23, Cuisine et Florie, Cakes & Friends.
4. Rules of order
In connection with the applicable house rules for Iris House, Verbena House, Dahlia House and Rhododendron House, the following rules of order must be observed when borrowing the premises:
- smoking is not allowed
- Tables and chairs may not be taken outside
- Windows and doors must be closed after 8 p.m
- No loud music may be played in the premises
5. Landlord Agreement on the loan of the above premises is entered into with Grundejerforeningen Grønttorvet, CVR no. 38 86 83 65. Questions regarding the above premises can be directed to community@groenttorvet.dk
6. Borrower's responsibility
If damage has occurred during use of the premises, which is not due to usual wear and tear, including, but not limited to: Kitchen equipment, tableware, other movables, fixtures, tables, chairs, etc. the borrower is liable for compensation for the damaged items. Any compensation for damaged service, furniture, etc. determined by the Landowners' Association based on the new acquisition price.
7. Repair of damage Repair of any damage to the premises may only be carried out at the request of the Landowners' Association.
8. Booking
Booking of the rooms can only be done electronically via the booking page https://groenttorvet-lokaler.dk/ or by contacting the Community Manager at community@groenttorvet.dk
9. Rental amount
It is basically free to borrow the premises as these are joint resident activities and not private events. Free loan of the premises requires that the residents clean the premises after use and comply with the conditions for borrowing the premises.
It is permitted to charge a user fee/ participant fee, where a salary is paid to the instructor or similar if the following is observed:
- The host (the person who booked the room) of an event that is connected to Grønttorvet must not profit from the event.
- Alternatively, the profit must go uncut to a non-political charity.
- It is permitted for voluntary associations associated with Grønttorvet to charge a participation fee to cover e.g. labor costs or the like.
10. Passwords
Adgangskode til lokalet oplyses af Community Manager via e-mail i forbindelse med bookingen . Lokalet skal reserveres 5 hverdage før brug for at sikre, at koden kan leveres. Vær opmærksom på, at koden er personlig, og at systemet gemmer oplysninger om, hvor og hvornår koden er brugt.
Koden virker kun i det bookede tidsrum.
11. Værelset efterlades / rengøring
De lånte lokaler skal efterlades i ryddelig og ren stand og som du gerne vil modtage den.
Ved aflevering af lokalerne forventes som minimum følgende:
- at der er ryddet op i rummet og at der er gjort rent i hele rummet inkl. toiletter
- at alt brugt service er kommet i opvaskemaskinen og at det er startet
- at vinduer og døre lukkes og låses og at lyset slukkes
- at affald er taget ud i affaldsbeholder/smidt i en støvsuger
- at tomme flasker/dåser og anden emballage er blevet bortskaffet – også selvom der ligger noget tilbage uden for lokalet
12. Sanktion
Hvis ovenstående lånebetingelser ikke overholdes, kan det medføre karantæne ved lån af lokalerne i fremtiden.
